Our sources and methodology

A renovation price you can’t verify anywhere isn’t a price — it’s a guess. This page lists exactly which Belgian trade sources we cross-check for the base prices, which official counters apply for grants per region, and which methodological principles shape our figures. No formulas — those stay server-side — but the principles and sources that make our work traceable.

Price sources

Five independent Belgian trade sources we consult systematically and cross-compare for base prices per category. No single source is sufficient on its own — a price that diverges significantly between two sources is set aside and recalibrated against recent project examples.

Livios

Bobex

Contractor quotes as market validation per category. Bobex’s quote database gives a live picture of what contractors charge today in BE — useful for sanity-checking our indicative prices against reality.

Homedeal

Indicative prices and price overviews per trade. Dutch-language price domain with a Belgian geo-filter covering the BE market as well, ideal for cross-checks per sub-category (floors, windows, bathroom).

Wienerberger

Material prices for facing brick, roof tiles and thermal products. Manufacturer price lists that mark the upper bound — typical contractors usually work below these rates.

Buildwise

Technical reference and price-rise index via RevTool. Buildwise is Belgium’s scientific-technical centre for construction; their publications give us the inflation context and the typical building-physics cost drivers.

Grant counters per region

In Belgium, a grant application is always tied to the region where the home is located. This is who we consult for grant amounts and current conditions — our estimates follow the official counters and update when they change.

Flanders

Mijn VerbouwPremie of the Flemish Energy and Climate Agency (VEKA) has been since 2022 the bundled grant application for most energy renovation interventions. Beyond the main counter we also consult vlaanderen.be (regulation + owner-occupant tariff table), energiesparen.be (VEKA context) and OVAM (asbestos grant).

Brussels-Capital Region

Renolution has been since 2022 the bundled grant application for the Brussels region. Three income brackets, grants for insulation, windows, heat pumps, ventilation and solar PV. We follow the official counter and the annual tariff revisions.

Wallonia

Primes Habitation of the Public Service of Wallonia (SPW Énergie) — administratively simplified since 2024, with a mandatory audit pathway for full renovations. Grants are income-dependent and vary strongly per intervention.

Grant amounts may change during the year due to administrative decisions or budgetary adjustments. Our estimate reflects the most recent publication of the relevant counter; for exact amounts valid today, our tool always links to the official counter above.

Methodological principles

Five principles that make the difference between an unreliable estimate and a traceable calculation. No formulas here — the exact calculation stays server-side and is not part of what we publicly share.

Range ±15–25 %

No two renovations are identical: the same home can vary by €30,000 depending on contractor choice, finishes and seasonal effects. We therefore always show a lower and an upper bound, not a single amount that would suggest false precision. ±15–25 % is an honest margin for a well-completed wizard.

Quarterly recalibration via the ABEX index

Construction prices move with material and labour costs — since 2022 by more than 15 % upward. We check our indicative prices against the ABEX index of the Belgian construction sector at least twice a year and publish the last-verified date at the top of this page and on the result screen. No automated index correction (that would be a claim we can’t honour), but human re-validation.

Region factor based on postcode

Urban clusters (Antwerp, Ghent, Leuven, Mechelen) and the Brussels region typically sit 2-5 % above the Flemish average — labour costs, traffic and parking logistics weigh in. The tool applies this effect automatically based on your postcode and shows it separately in the breakdown.

VAT regimes correctly applied

For homes older than ten years, the reduced 6 % VAT rate applies on renovation. Outdoor works, garden landscaping and standalone deliveries always fall under 21 %, even within a 6 % renovation regime. Our calculation splits both rates on the result screen so you see it correctly — no simplification that hides surprises until later.

Honest about what we (don’t) do

Our estimates do not replace a quote from a certified contractor or an energy audit by a VEKA/PEB expert. We name our limits — no automated ABEX correction, no plan parsing, no binding quote — because a tool that knows its limits reads as more reliable than one that claims everything.

What we (don’t) are

Let’s be explicit about our position. We believe this strengthens trust — not weakens it.

  • We are not a contractor. We don’t carry out any works and have no commercial relationship with contractors. Our figures aren’t influenced by who quotes for the job.
  • We are not a comparison platform. We don’t forward leads, we don’t take sales commissions. What you see in our tool is not advertising in disguise.
  • We are not a broker or appraiser. For a binding value or purchase advice, we refer you to certified real-estate agents or sworn appraisers.
  • We are not a certifying body. A definitive EPC, asbestos inventory or planning permission only comes from certified experts and official institutions — not from an online tool.
  • We are an independent price tool. Our only goal is for our figure to sit closer to your real quote than a rough estimate from a blog or a comparison site.
