A renovation price you can’t verify anywhere isn’t a price — it’s a guess. This page lists exactly which Belgian trade sources we cross-check for the base prices, which official counters apply for grants per region, and which methodological principles shape our figures. No formulas — those stay server-side — but the principles and sources that make our work traceable.

Contractor quotes as market validation per category. Bobex’s quote database gives a live picture of what contractors charge today in BE — useful for sanity-checking our indicative prices against reality.
Indicative prices and price overviews per trade. Dutch-language price domain with a Belgian geo-filter covering the BE market as well, ideal for cross-checks per sub-category (floors, windows, bathroom).
Material prices for facing brick, roof tiles and thermal products. Manufacturer price lists that mark the upper bound — typical contractors usually work below these rates.

In Belgium, a grant application is always tied to the region where the home is located. This is who we consult for grant amounts and current conditions — our estimates follow the official counters and update when they change.

mijnverbouwpremie.beRenolution has been since 2022 the bundled grant application for the Brussels region. Three income brackets, grants for insulation, windows, heat pumps, ventilation and solar PV. We follow the official counter and the annual tariff revisions.
renolution.brusselsPrimes Habitation of the Public Service of Wallonia (SPW Énergie) — administratively simplified since 2024, with a mandatory audit pathway for full renovations. Grants are income-dependent and vary strongly per intervention.

No two renovations are identical: the same home can vary by €30,000 depending on contractor choice, finishes and seasonal effects. We therefore always show a lower and an upper bound, not a single amount that would suggest false precision. ±15–25 % is an honest margin for a well-completed wizard.
Construction prices move with material and labour costs — since 2022 by more than 15 % upward. We check our indicative prices against the ABEX index of the Belgian construction sector at least twice a year and publish the last-verified date at the top of this page and on the result screen. No automated index correction (that would be a claim we can’t honour), but human re-validation.
Urban clusters (Antwerp, Ghent, Leuven, Mechelen) and the Brussels region typically sit 2-5 % above the Flemish average — labour costs, traffic and parking logistics weigh in. The tool applies this effect automatically based on your postcode and shows it separately in the breakdown.
For homes older than ten years, the reduced 6 % VAT rate applies on renovation. Outdoor works, garden landscaping and standalone deliveries always fall under 21 %, even within a 6 % renovation regime. Our calculation splits both rates on the result screen so you see it correctly — no simplification that hides surprises until later.
Our estimates do not replace a quote from a certified contractor or an energy audit by a VEKA/PEB expert. We name our limits — no automated ABEX correction, no plan parsing, no binding quote — because a tool that knows its limits reads as more reliable than one that claims everything.
