Your address and (optional) documents

You type your address — we automatically detect the region (Flanders, Brussels, Wallonia) and the regional price factor from your postcode. Optionally, upload your energy certificate; our AI reads the current state and pre-fills it in steps 2-3 for you.

Why we ask this

The region determines which grants are included in your calculation and which energy-label renovation obligations apply to your property. The postcode determines the regional price uplift — large-city cores structurally charge a bit more for logistics and accessibility. No address, no honest calculation, which is why we start here.

Mapping your property

Dwelling type (house/apartment), number of facades, roof shape, construction period, surfaces per floor, any extension or top-up. If you uploaded an energy certificate in step 1, most fields are pre-filled — you check and adjust where needed.

Why we ask this

Renovation cost scales with surface and with the difficulty of your existing construction. A 1920 house requires different interventions than a 2005 apartment. That's why we don't work with a lump-sum total but build your budget from the actual geometry of your property.

Your plans by category

From demolition, foundation and drainage to roof, insulation, windows, electrics, heating, bathroom, kitchen, finishing and outdoor — thirteen categories where you indicate each time what you want done, how much (m², items), and at what quality level. Not applicable? Uncheck it and the category drops.

Why we ask this

Other calculators give you a total and a precision of "+/- 30%". That isn't an estimate, that's a guess. By asking explicitly per category, we know exactly where your money goes — and you can see afterwards which category eats the largest share. Exactly the information you need to adjust choices before asking for quotes.

Package and execution

Choose your execution strategy: all via a contractor, partly yourself (DIY), with or without an architect. Per category, you can also set a DIY toggle for parts where you roll up your sleeves.

Why we ask this

Own work reduces labour cost by a factor of 0.3-0.5; an architect adds 8-10% in fees. This choice changes the total substantially. More importantly: DIY items are not eligible for certain grants — we immediately show which grants you give up for which work, so you can weigh the trade-off honestly.

We don't replace a contractor or an architect — we provide the estimate you need before you turn to them. The table below is deliberately symmetric: where they're better, it says so.
